1. Introduction

These Terms and Conditions ("Terms") govern the relationship between Airry Hosts ("we", "us", "our") and property owners ("you", "the Owner") who engage our short-term rental management services. By signing a management agreement or engaging our services, you agree to be bound by these Terms.

Airry Hosts is a property management service operating in Johannesburg, South Africa. We can be contacted at airryhosts@gmail.com.

2. Services Provided

Airry Hosts provides the following co-hosting and property management services:

• Listing creation and optimisation on platforms including Airbnb and Booking.com
• Guest communication and 24/7 support throughout the booking lifecycle
• Check-in and check-out coordination
• Cleaning and turnover management between guest stays
• Dynamic pricing strategy and revenue optimisation
• Operational systems including automated messaging and smart access tools
• Safety and security recommendations
• Regular performance reporting to the property owner

The exact scope of services will be agreed upon in writing before management commences.

3. Commission & Fees

Airry Hosts charges a management commission of 12% to 15% of the total booking value for each completed guest stay. This commission is charged to the property owner only — guests are not subject to any additional fees from Airry Hosts beyond what is displayed on the respective booking platform.

The exact commission rate will be agreed between Airry Hosts and the property owner prior to the commencement of services and confirmed in writing.

• Commission is calculated on the total booking value, exclusive of any platform service fees charged by Airbnb or Booking.com.
• There are no upfront fees or retainers. We only earn when your property earns.
• There are no hidden charges. Any additional costs (e.g., maintenance expenses, restocking supplies) will be communicated to the owner and pre-approved before being incurred.
• Invoices will be issued monthly and must be settled within 14 days.

4. Owner Responsibilities

As the property owner, you agree to:

• Provide Airry Hosts with all necessary access, credentials, and permissions required to manage your listing(s)
• Ensure the property meets all legal requirements and safety standards for short-term rental in South Africa and Johannesburg specifically
• Maintain valid insurance coverage for the property, including coverage for short-term rental use
• Inform Airry Hosts immediately of any changes to the property, ownership, or circumstances that may affect the rental
• Settle all commission invoices within the agreed timeframe
• Obtain any necessary permits, licences, or body corporate permissions required for short-term rental in your building or area

5. Airry Hosts Responsibilities

Airry Hosts agrees to:

• Manage your property professionally, diligently, and in your best commercial interest
• Communicate openly and regularly, providing monthly performance reports
• Obtain prior owner approval before making any significant changes to listing content, pricing strategies, or property arrangements
• Handle all guest-related issues promptly and professionally
• Treat your property and its contents with care and respect
• Keep all confidential owner and property information strictly private

6. Booking Platforms

Airry Hosts manages listings primarily on Airbnb and Booking.com. By engaging our services, you acknowledge and agree that your property listings will be subject to the terms and conditions of those respective platforms, including their guest policies, payment structures, and dispute resolution processes.

Airry Hosts is not responsible for decisions made by platform operators, including listing suspensions, booking cancellations, or platform policy changes.

7. Liability

Airry Hosts acts as a co-host and management agent. We are not liable for:

• Property damage caused by guests beyond what is recoverable through platform security deposits or host guarantee programmes
• Loss of income due to platform outages, policy changes, or market conditions
• Damage, theft, or loss not reported to us within 48 hours of guest checkout
• Any events beyond our reasonable control (force majeure)

Our total liability to you shall not exceed the total commission earned in the three months immediately preceding any claim.

8. Termination

Either party may terminate the management relationship by providing 30 days' written notice to the other party. Upon termination:

• All confirmed bookings made prior to the termination notice date will be honoured
• Outstanding commission on completed stays remains payable
• All access credentials and listing management rights will be transferred back to the owner within 7 days

Airry Hosts may terminate the agreement immediately, without notice, if the owner breaches these Terms or engages in unlawful or unethical conduct.

9. Confidentiality

Both parties agree to keep confidential all non-public information shared in the course of the management relationship, including but not limited to financial data, booking records, and personal information of guests.

10. Intellectual Property

All photographs, listing copy, branding, and marketing materials created by Airry Hosts remain the intellectual property of Airry Hosts unless expressly agreed otherwise in writing. The owner retains rights to any materials they provided.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of South Africa. Any disputes arising from these Terms shall be subject to the jurisdiction of the South African courts.

12. Changes to These Terms

Airry Hosts reserves the right to update these Terms at any time. Material changes will be communicated to active clients by email with at least 14 days' notice before taking effect.
